La crisis de la vivienda es, para una gran cantidad de españoles, uno de sus principales problemas. Los últimos datos del Instituto Nacional de Estadística añaden un dato más a un complejo cóctel de baja oferta y precios cada vez más altos: los préstamos hipotecarios son más elevados. Su media de 168.323 euros en todo el país. La deuda de los ciudadanos se incrementa hasta niveles que incluso son superiores al año 2008, cuando estalló la burbuja inmobiliaria. La bajada de los tipos de interés y la decisión de muchos ciudadanos de comprar una vivienda ante la incertidumbre del mercado del alquiler han propiciado la realidad que hoy refleja el INE.
Crecimiento de las hipotecas en toda España
Pese a que el incremento de las hipotecas es generalizado en todas las provincias, existen territorios donde esta subida ha sido especialmente contundente. En Baleares, la hipoteca media es de 303.510 euros, con un crecimiento del 24 por ciento respecto al año pasado. Cádiz es otra de las localidades con mayor subida: 174.659 euros de hipoteca media, un 53,6 por ciento más. Lleida completa el top tres, con un crecimiento del 50,7 por ciento y una hipoteca promedio de 140.764 euros.

Baleares y Madrid tienen las hipotecas más altas
Si nos centramos en el valor absoluto de la hipoteca media y no en el crecimiento del importe concedido por el banco, Baleares (303.510 euros), Madrid (290.216), Málaga (203.981), Barcelona (197.734) y Cádiz (174.659) lideran esta clasificación. Los préstamos hipotecarios más bajos los encontramos en Las Palmas (133.806) y Zaragoza (136.040).
Un 25 por ciento más de hipotecas que en 2024
La firma de hipotecas creció un 25 por ciento en el primer semestre de este 2025 respecto al mismo periodo de 2024. En total, se cerraron 243.257 préstamos hipotecarios. El ritmo de la compra de vivienda se ha acelerado en los últimos meses. Las condiciones económicas que plantean los bancos son ahora más asumibles para muchas familias, que deciden lanzarse al mercado inmobiliario. En total, en la primera mitad de 2025 se firmaron 357.533 operaciones, la cifra más elevada desde 2007.
